The action

This semi-detached house has many distinguishing features, but its south-facing yard with mature trees was particularly inviting this spring. The tranquil hideaway, near Yonge Street and Lawrence Avenue, played a large role in coaxing five buyers into offering to buy it.

“It was one of the main selling features of the property,” said agent Andrew Ipekian. “All the stone, a built-in fireplace and sitting areas, as well as all kinds of trees with irrigation and lighting.

“We went on sale late in the spring, not early in the spring, to make sure the landscaping, design and effort [the owners] put into the property showed at its best.

“A big selling feature for families was a rear garage and a laneway recently redone, almost with cobblestone, so it felt really European,” said Mr. Ipekian.

The agent’s video tour feature him driving a Vespa down the lane.

“Normally, we have one, two or three thousand views, but this video [which had almost 14,000 views] was very popular. Social media really helped us in this case with a lot of people sharing it,” he said.

“It also has a walkout basement, which is very unusual and rare to have for a semi-detached home.”
