THE ACTION

This 33-year-old house sits south of David Dunlap Observatory, about 25 kilometres north of downtown Toronto. It has updated mechanical systems, and new windows and double garage doors were recently installed. The landscaping on the 40- by 108-foot lot was also freshened up. A new paint job and stylish furnishing completed the makeover, which attracted nearly 150 guests, several of whom returned for a second look. Eventually, three parties presented purchase offers.

“Buyers were young families who don’t want to spend four to six months doing renos,” said agent Belinda Lelli.

“It was professionally staged, and it makes a difference to people coming in. They could see themselves in it.”

Although the best bid fell $58,000 short of the list price, the property fetched more than its peers, Ms. Lelli said.

“I went to check out other ones that were [listed for] only $1,099,000, $1,088,000, and they hadn’t sold,” Ms. Lelli said.

“But those houses, [the sellers] did nothing, just put it on the market.”

WHAT THEY GOT

This two-storey house has a winding staircase to the four bedrooms upstairs, formal living and dining areas, and a separate family room with a wood-burning fireplace.

There’s also an enclosed den and a laundry room on the main floor, plus three bathrooms and an eat-in kitchen with access to an interlocking patio.

THE AGENT’S TAKE

“It’s in a good school catchment, and it’s a nice home,” said Ms. Lelli.

“The differentiating factor was we had four bedrooms, most of them have three, and in addition, it had a main floor den.

“One could convert that den on the main floor for a bedroom for a grandparent or caregiver, and then there’s a bathroom right outside the door.”
