THE ACTION

This semi-detached house, backing onto West Lodge Park, was one of three multiplex properties on Lansdowne Avenue looking for a buyer late last year. The sellers were unhappy with the first offer presented when it was listed for nearly $1.2-million. Cutting the price by $96,000 brought two new offers, one of which was negotiated to a $1,077,500 final sale.

“I was very grateful it sold,” said agent Lucais Shepherd. “It’s a tough market.

“One [other competing property] was sold conditional while mine was on the market, and I was curious to see what it sold for, but it fell through. The more historic home, older than this house, also didn’t sell.

“The market is fickle.”

Mr. Shepherd credits the sale to this property’s more attractive price tag as well as its uncommon assets, from four-car parking on a 16- by 117-foot lot, to extra living space on the third floor.

“The parking was a bonus, and a full third storey with a rooftop terrace was a bonus as well,” Mr. Shepherd said.

“The rooftop terrace overlooks West Lodge Park and there’s no house behind it.”

WHAT THEY GOT

This 125-year-old house is divided into three units, including one in the basement. Each has a kitchen and an updated bathroom.

The main floor has a two-bedroom unit with a recently remodelled kitchen and a living room with a fireplace. One bedroom has an exit to a rear deck.

The third unit has a four-bedroom layout spread across the top two floors.

The roof, wiring, heating and cooling systems were recently replaced.

THE AGENT’S TAKE

“Lansdowne will get a GO train station very soon,” said Mr. Shepherd.

“You could go swimming in Barrie from the Lansdowne GO train station or go to Union in one stop.”
