This four-bedroom house, between Chorley Park and Craigleigh Gardens, was put on the market after the owners were notified their tenants would not renew their lease. Twelve guests attended an agents-only open house, followed by three buyers requesting private tours. Within 48 hours, one of the three produced an offer $45,000 below the asking price, which was accepted.
“The heritage, red-brick façade and its street presence is so pretty, you’ve fallen in love before you even enter the house,” said agent Gillian Oxley.
“[A house priced] under $4-million and renovated in Rosedale is tough to find.
“We sold for 98 per cent of the list price,” said Ms. Oxley. “You’d be crazy not to accept that. In this market, that was Dom Pérignon.”
Navigating a changing market is somewhat challenging, said Ms. Oxley. “Some [homes] are selling within a standard time frame, normally seven to 14 days, and others have longer selling cycles,” she said. “The operative motto in today’s market is to deal with what’s in front of you.”
