THE ACTION

When the owners of this four-bedroom “bungaloft” bought it for $1,985,000 in 2023, it was the last vacancy in a condominium complex with only nine detached houses on a cul-de-sac near Oakville’s downtown core. They were in no rush to move and turned down a weak offer earlier this summer.

“We had another interested party, but when they floated their number, we politely told them it wasn’t something we’d be willing to work with, coming in below $2-million,” said agent Jim Burtnick.

“Not only was it a great property, nicely done, but it had the principal bedroom on the main floor,” Mr. Burtnick said. “People could think of it as their last residence, if you will.”

The next offer, at $2.14-million, better reflected the value of the upscale property and close-knit community, he said.

“They’re all sort of bungalofts, but this one is the largest out of all of them,” Mr. Burtnick said.

“It’s a unique type of hybrid, a freehold in every sense, except for the roadway allowance.

“Everybody also knows everybody there, so condo meetings are very basic and short. Then, it’s onto cocktails.”

WHAT THEY GOT

This roughly 20-year-old house has living and dining rooms side-by-side, an eat-in kitchen and a laundry room with access to the double garage.

Three bedrooms are on the second level, and additional guest and recreation areas are in the basement.

Recent upgrades include a new hot tub, landscaped backyard and heated flooring in the family room and the largest of four bathrooms.

“It’s close to old downtown Oakville, and you can walk there and to the lakefront, in about 10 minutes,” said Mr. Burtnick.
