The action

This three-bedroom house near Michael Garron Hospital was recently renovated, creating a single open space for entertaining, dining and cooking. Unsure how the layout would play with buyers, the sellers initially listed below $1.05-million. About 80 people stopped by during the open houses, and most seemed well pleased with what they saw.

“I haven’t had a listing that busy in a long time,” agent Jenelle Cameron said.

“This house was a little unique because it doesn’t have a proper living/family/kitchen/dining area; it’s all one space at the back of the house. We weren’t sure how people would react to that.”

The sellers declined one early bid and relisted the two-storey house with a bulked-up asking price, adding $330,000. Two weeks later, they reduced their price to $1,299,900 and got an offer close to that amount, which they accepted.

“Things either sell quickly, or they’re still sitting around six months later,” Ms. Cameron said.

“In this market, there are a lot of buyers out, but they’re not really committed. [They’re] waiting to see what else is coming out.”

What they got

The furnace and vanities in the bathrooms were recently replaced.

Hardwood flooring was installed on all levels, including the finished basement. A back door exits to stairs leading up to the 22- by 100-foot lot.

“It’s a really beautiful home,” Ms. Cameron said.

“It’s a decent-sized property for East York, and it’s laid with turf in the back, which was nice.”
