The action

This 1,012-square-foot condo is in a high-rise building across from Lawrence Park Ravine and the subway station on Yonge Street. It was listed with an asking price of $1,325,000 in October, but got only a handful of visitors over three weeks. The sellers course corrected with a new asking price below $1.25-million around the same time that negotiations began with an interested buyer. A deal at $1,185,000 was agreed upon two weeks later.

“We were testing the market a bit at the higher price,” agent David Peres said.

“Prices have come down quite a bit, but this sold in pretty good time, and a fair price, given the market.”

Mr. Peres noted that other units in the building remained up for sale or were taken off the market altogether.

“There have only been two sales over $1-million since September. Everything else has been sitting on the market,” Mr. Peres said.

“This has a great floor plan with two bedrooms plus one [den], facing west with a nice, big terrace.”
