The action
This two-storey house near Glen Abbey Golf Club sits on a 76-by-118-foot lot and has four bedrooms and an attached triple garage. But for many visitors, the home’s 2,468 square feet of living space was not enough.
“The biggest challenge for us was a mismatch in buyers’ perception of the features and benefits of our property,” said agent Shawn Fang, who said the large lot size led many buyers to expect a much larger home.
“Buyers expected this would be a big property with at least 3,000 square feet or even 3,500 square feet.
The sellers anticipated the need to reduce the asking price, and the initial ask of $2,158,000 was gradually whittled down to $1,888,000. In December, an offer came in and, once word spread, two other bidders came forward. One of those prevailed with an offer of $1,822,000.
“Buyers had a lot of options at that time, but our property was sold for a number of reasons,” Mr. Fang said.
“It’s a unique property in the neighbourhood, and in a good location, backing onto a ravine.”
