THE ACTION

The owners of this semi-detached house a few streets south of the Toronto Cricket Skating and Curling Club bought it for $1.65-million in 2020 and listed it for sale for $1,000 less this spring. That price triggered a flurry of calls from buyers and three offers, all for considerably more than asking.

“I can sell any house in six or seven days if people listen to me on price, and the [housing] competition is fairly low,” said agent Robert Greenberg.

“Two offers were fairly close by less than $20,000 apart.”

The size of the 26- by 118-foot property was a positive factor.

“Sometimes, semis can be bigger than detached homes because they have one less side setback – that space between houses,” Mr. Greenberg said.

“Most properties in that neighbourhood that are on 25-footers or less have mutual drives, whereas this has a private drive.”

WHAT THEY GOT

This two-storey house was built nearly 100 years ago. Updates have brought glass staircase railings and heated flooring in two of the three bathrooms.

There’s more than 1,570 square feet of living space inside, including three bedrooms and an open kitchen and dining area with granite countertops and stainless-steel appliances.

The traditional living room has a gas fireplace, hardwood flooring and leaded glass windows. There are family rooms on main and lower levels. The one on the main floor has vaulted, beamed ceilings, a wall of windows and sliding doors to a deck and lower patio.

THE AGENT’S TAKE

“This was completely renovated really nicely,” said Mr. Greenberg.

“It had a main-floor family room, which is a bonus, and a main-floor powder room.”
