On a long street running between Eglinton and St. Clair avenues, just west of Cedarvale Park, two semi-detached properties were listed within weeks of each other in May. This three-bedroom property received $85,100 more than the list price from first-time buyers within 48 hours of its debut, while the other one is still on the market months later.
“There was one comparable on the market, on the same street, but it had an apartment building behind it,” said agent Ira Jelinek.
“All in all, there wasn’t so much competition, and this was what the buyer was looking for: an affordable house in this neighbourhood.”

“The neighbourhood is great,” Mr. Jelinek said.
“The school district, Humewood, is a well-respected school that teaches French immersion, and the walkability to St. Clair West, west of Bathurst, is very desirable as well.”
The home boasts new windows, wiring and waterproofing in the basement, but is ripe for more modern touches.
“There are detached and semi-detached [houses], but most semis are fixed up, so it’s hard to find something more raw, like this,” said Mr. Jelinek.
“One thing that’s good is it has supplemental income, if you’d like, from the basement, or it could be an in-law suite.”
