THE ACTION

This one-bedroom condo in a 24-year-old building on Eglinton Avenue East was put up for sale last year after the owner bought another property. At 633 square feet, this one had a bigger footprint than many other condos in the area, but also a heftier monthly fee, at $843, including utilities.

“Most of the one-bedroom units at Yonge and Eglinton that were for sale were smaller than this one and had lower maintenance fees, but were in and around the same price range,” said agent Ira Jelinek.

“We had higher maintenance fees and larger square footage in an older building.”

Initial traffic through the unit was slow, but picked up pace after a $20,000 price cut in January. A month later, an offer emerged and was accepted at $24,900 below the original asking price. The sale left one potential buyer, slow to register their offer, disappointed.

“We were happy to get it sold, but it’s interesting, as soon as one offer was registered, someone else wanted to offer,” said Mr. Jelinek.

“But we were already sold.”

WHAT THEY GOT

On the ninth floor of a 16-storey building, this west-facing unit has a living room with floor-to-ceiling windows and a bedroom with sliding doors to a balcony.

There is a U-shaped kitchen, a four-piece bathroom and laundry machines in a closet.

The building has 24-hour concierge, a gym and a common terrace. A parking space can be rented.

The Eglinton subway station is a block away on Yonge Street, along with shops, restaurants and a movie theatre.

THE AGENT’S TAKE

“For Yonge and Eglinton, it’s not that hard to sell a one-bedroom condo without parking,” Mr. Jelinek said.

“It’s at 43 Eglinton, and I say it’s 43 steps away from Yonge and Eglinton.”
