The action

This semi-detached house, a few hundred metres from Queen Street East and Jimmie Simpson Park, was put up for sale for less than $1.4-million late in the summer. Agent Keegan Irwin was elated to receive three bids on offer night, but was dismayed when the seller rejected all three. Re-evaluating the sticking points for the seller, discussions were reopened with one of the bidders and a deal was reached at $1.52-million.

“We re-engaged with the buyer with the best offer and were able to get to a point everyone agreed to,” Mr. Irwin said.

“It took a little more negotiating to find that common ground in this market.”

Securing $125,000 more than the list price for the property was also more achievable with supply levels declining in the South Riverdale market.

“There wasn’t a lot of new inventory coming up, but there was some sitting,” Mr. Irwin said.

“We were trying to time it right before the fall market to see if we could catch anyone looking for new inventory.”
