The action

The owners of this 1,633-square-foot condo at Bloor Street East and Mount Pleasant Road were warned that, based on recent market trends, it could take a month to sell. They were delighted when they received two offers within two weeks, and both fairly close to their asking price.

“The condo market is moving at a much slower pace than the housing market, so we were very pleasantly surprised by the response,” said agent Paul Maranger.

“Multiple offers in the condo sector are almost unheard of, but it goes to show that there is demand for larger suites and configuration with two bedrooms plus a den.”

Choosing a spring launch date also ensured the property’s target demographic would be in town to visit.

“The building appeals to people who are downsizing and may be spend their time down south,” Mr. Maranger said.

“April 1st is about the time of year most snowbirds come back, so that ties into why we listed in April.”

What they got

The agent’s take

“It has a proper, formal dining room, which people downsizing from larger homes tend to want,” Mr. Maranger said.

“The view … looks straight down Jarvis Street, so it was a very exciting view, especially at night.”
