The action
This three-bedroom house was given a low asking price this September to offset its location on a major street south of the Danforth. Agent Shane Little was disappointed that only 10 showings were booked for the week leading up to their offer date.
“There were a few houses on Gerrard for sale at the same time, and a lot of inventory above and beyond that as well,” Mr. Little said.
“Some people don’t want to be on a main street, and our showing activity reflected that.

“We were expecting it would be a bit busier, expecting maybe 20 to 25 showings.”
Discussing the low turnout with one visitor snowballed into formal negotiations and a sale $246,000 over asking.
“They talked about offering on something else that night,” said Mr. Little.
“Because we didn’t have a ton of activity, we encouraged them to offer on ours.”
