The action

The owners of this three-bedroom house had planned a month-long sojourn abroad and decided to put their home up for sale before leaving rather than wait until their return. The move to list in late April was fortuitous and, over two open houses, more than 50 potential buyers toured the home.

“Had they waited, the market would have shifted,” said agent Belinda Lelli.

“There’s stuff out there now that hasn’t sold or has been on the market twice for 40, 60 or 72 days, and they’re priced less at $2.3-million or $2.4-million and they’re not moving.”

Within days, the sellers received a firm offer $88,000 under the asking price, which was accepted.

Ms. Lelli said the size of the lot, condition of the home and its location stood out for buyers.

“Being right in front of [Bedford Park Public School] was a big plus in the sale of this home, in addition to it being totally turnkey,” Ms. Lelli said.

“A good lot would be 25 by 125 feet in Lawrence Park, so this one [at 25 by 186 feet] was exceptionally deep.”
