Many home sellers in the area around Lawrence Avenue and Yonge Street were employing a common strategy this spring; underpricing their properties in hopes of generating quick multiple offers. The owner of this three-bedroom house, uncomfortable with that approach, opted instead for a realistic asking price of $1,439,000, welcoming offers at any time.
“In this pocket, there wasn’t a lot of inventory on the market when we hit, that was similar to us,” said agent Jack Ross.
“We had good fortune, but being priced appropriately enough to get a response from multiple buyers at the same time was also important.”
About 50 visitors toured the house and three offers were received.
“A lot of people that came through were first-time buyers with young families who wanted to be in the area,” Mr. Ross said.
“The other 50 per cent were looking to do an extensive addition, top-to-bottom renovation, or build new.
“Because of that dynamic, we reached a lot of people, and that lends itself to a quick sale, which we were happy with.”
