THE ACTION

This 33-year-old townhouse had less square footage than many of the newer townhouses being built in Bolton, a town about 60 kilometres northwest of downtown Toronto. Agent Gary Cirillo was confident that the blemish could be addressed by deft pricing.

“A few buyers who came through were taking a look at semis and towns, as well as detached [homes], trying to see what they could get in terms of the best value,” Mr. Cirillo said.

“There were some detached homes selling for $800,000 and $850,000.”

Of the 10 buyers who examined the property, located at the end of a row of freehold townhouses, one made an offer. The sellers agreed to a deal at $24,000 below asking.

“This was a strong result,” Mr. Cirillo said, citing the quick sale.

“The last three townhome sales in the area were on the market for eight months, 47 days, and 57 days.”

WHAT THEY GOT

This two-storey, three-bedroom townhouse on a cul-de-sac less than a few hundred metres from a retail plaza has an attached garage and a fenced-in yard on a 25- by 113-foot lot.
