The action

Pricing this freehold townhouse at $1.5-million placed it roughly mid-range for properties in the neighbourhood around Bathurst and Queen streets. In three weeks on the market, there were only a few visitors, and though their impressions seemed positive, no offers came in.

The sellers took this as an indication that cost might be the sticking point, and they chopped $151,000 off the asking price. Within two days, a past guest returned with a firm offer $225,000 under the original asking price.

“It’s a great house,” said agent Belinda Lelli. “There are no maintenance fees, there’s parking, the street is not a throughway, and there are so many positive features in the area.”

“Pricing is the determining factor now more than ever in order to attract buyers, especially when competing with other similar properties.”

What they got

This 44-year-old townhouse has a built-in garage and 1,711 square feet of living space, including a ground-floor office with access to a patio, a semi-private bathroom and a laundry room.

On one side of the second floor, there is a living room. On the other end, there is a dining area and a kitchen with granite countertops and stainless-steel appliances.

“The location is stellar,” said Ms. Lelli. “You can walk everywhere, like indie coffee shops and good restaurants, and it’s near transit.

“You don’t even need to have a car, but the fact you have a driveway and a garage is an added bonus.”
