THE ACTION

This four-bedroom house up the street from Trinity Bellwoods Park was redesigned for its owners but when the work was finished, they decided to sell, listing it with an asking price of nearly $4.9-million in July. Within two weeks, the sellers received and declined their first offer. Weeks later, the asking price was dropped to $4.55-million and the would-be buyer returned to reopen negotiations.

“You can see a lot of [listing] terminations and relists across the board in a lot of areas,” said agent David Peres.

“It was encouraging that we got an offer quickly, and the buyer kept shopping around and coming back to us.”

The buyer and the sellers found common ground at $4,275,000 in October.

“The buyer kept circling back to ours because nothing matches the quality,” Mr. Peres said.

WHAT THEY GOT

This three-storey house has more than 3,500 square feet of living space, including a formal dining room next to the kitchen, and entertaining areas with marble gas fireplaces on the main and lower levels.

A pet wash station, a gym behind glass walls and a cedar sauna are also in the basement, along with one of the home’s five bathrooms and an exit to the front yard.

On the upper floors, two bedrooms have balconies and the primary suite has two terraces.

A rear deck, patio and double garage are on the 20- by 113-foot lot.

THE AGENT’S TAKE

“A lot of the home was inspired by trips [the sellers] took abroad to France, Japan and wherever they went in the world,” Mr. Peres said.

“They built a beautiful family room separated by this metal-framed, sliding glass door, and the kitchen had very high-end appliances, moulding and lighting. They didn’t spare any details.”
