The action
Agent Andre Kutyan escorted first-time buyers through numerous properties starting in January, sometimes up to 10 properties at a time, primarily around Yonge Street and Eglinton Avenue. They made an offer on one unit this spring but were outbid. They found this two-bedroom unit in a 10-year-old building behind Eglinton subway station.
“Sometimes having too much choice makes decision-making difficult,” said Mr. Kutyan.
“This ticked a lot of their boxes: the location at Yonge and Eglinton; the interior space is 859 square feet, and it had a large terrace.”
Negotiations dragged out over weeks, though a purchase price $50,000 below the asking price was agreed. Eventually, a deal was reached that made the sale conditional on the sellers finding a new home within three business days and the buyers being given five days to obtain a status certificate and a home inspection.
“The sellers didn’t know where they were going, so that was a big part of their hesitation to drop their price,” Mr. Kutyan said.
“What got us over the hump were two things: It was almost a month, and the seller didn’t get any other offers, so that helped my position. But the bigger thing was they got the comfort to secure another home and crystalize the value of their condo at low risk.”

What they got

“The one terrace was on the plans from the developer, but the second was a bonus space,” said Mr. Kutyan.
“In 2024, it was totally renovated, so it was nice and modern.”
