The action
This three-bedroom house near Glen Abbey Golf Club was listed under $1.15-million, in keeping with competing properties in the area southwest of Toronto. The humble approach had buyers packed into two open houses one weekend and resulted in two purchase offers the next.
“Well-priced houses in that little pocket were selling fairly quickly,” agent Réjean Marchildon said.
“You’re fairly close to Glen Abbey and very accessible to all the highways. Everything you need is really close, which is why it’s a sought-after area.”
The property, about 29 years old, has had some updates, including a new air conditioner and three remodelled bathrooms. Negotiations lifted one offer up to $1.13-million, which was accepted.
“My clients had done a good amount of renos,” Mr. Marchildon said.
“They bought it in 2020, and they made a bit of money off it, but nothing crazy. But it’s better than people who bought in 2022 hoping to break even.”
The house has entertaining areas on two levels.
What they got
This 2½-storey house has entertaining areas on two levels and a primary bedroom on the top floor.
The kitchen and dining area is a combined space with a gas fireplace and an exit to a stone patio and double garage. It faces a laneway behind the 31- by 90-foot corner lot.
The basement is unfinished.
There is a stone patio in the backyard.
The agent’s take
“On the second floor, there was a family room, whereas another [semi] model had another bedroom with an ensuite,” Mr. Marchildon said.
“This house wasn’t any bigger because it was on a corner, but you do have 10 more feet in width in the backyard, which was a selling feature as well.”
