To encourage competition, agent Ira Jelinek listed this four-bedroom house with an asking price far below its estimated value. The enticement was enough for two hopeful buyers to skip the preliminaries and put forward strong offers the first day it hit the market. The winning offer paid $351,000 over asking.

“I called some agents who had listings in that area and all of them were expecting multiple offers as well, so we knew it would be good,” Mr. Jelinek said. “We just didn’t think it would be this hot.

“The market seemed like it was getting better, but we had something good we wanted to work with, so we accepted one of the offers.”

“It backs onto a little pond, so it was a premium lot, and the house was finished with a lot of upgrades,” Mr. Jelinek said.

“Buyers were from all over, but mostly people from York Region looking to upsize.”
