The action

This three-bedroom townhouse shared a nearly identical size and design with other units within the complex, up the street from Sunnyside Park and beach, but its price was far lower at $999,000. That six-figure number generated a high volume of inquiries and in-person visits in the first two weeks of February – and two offers.

“Given that there were a couple of other similar homes in the same complex for sale and they were priced higher, we decided to be aggressive and underprice it under $1-million where there’s more of a buyer pool,” agent Andrew Ipekian said.

“We received multiple offers, two in fact, which then drove up the price.”

Recent renovations, including to the kitchen, helped nudge its value higher.

“Historically, when selling a home, you make the most amount of money updating your kitchen and bathrooms,” Mr. Ipekian said.

There are two more bathrooms and laundry machines.

Water is included in the monthly condominium fees of $564.

The agent’s take

“People were drawn to it because it has an incredible amount of square feet,” Mr. Ipekian said.

“It’s close to the highway, and steps to the lake, which was a huge selling feature to many families.

“The TTC streetcar stop is literally a 60-second walk from your front door.”
