This three-bedroom house was advertised for $1.795-million, mirroring another detached property that recently sold one street closer to Eglinton Park. That earlier home sold for roughly $2.278-million within 24 hours in December. In similar fashion, this owner was offered an extra $467,000, but only if a deal could be finalized within hours.

“The buyer gave us an offer at 10:30 in the morning and was irrevocable at 2 p.m., so you’ve got to just roll with it,” said agent Andre Kutyan.

“But it was a number we were willing to entertain because we knew the range we’d get based on the last sale.”

Swift sales like this one are more attainable in popular neighbourhoods. “It’s in a high demand area, so demand outweighs supply,” Mr. Kutyan said.

“The big attraction is you’re between Avenue and Yonge, north of Eglinton, and the public school district is Allenby [Jr.] P.S., which is one of the top schools with a French immersion program.”

“This one is a little better with an addition right down to the basement.”
