The action

This one-bedroom condo came on the market when several similar units were for sale in the same tower at Centro Square, and when competition from newer units down the street was strong. There were nine visitors before an offer emerged. The seller was reluctant to accept, but even less inclined to relist to find another buyer. They sold at $21,000 below the asking price.

“When the offer came in, I told [the seller] to either drop the list price or work with this offer,” agent Gary Cirillo said.

“It was good they took it because the following week there was a one-bedroom unit with a den that sold for $450,000, and a one-bedroom unit sold for $458,000.”

What they got

In the east tower of a seven-year-old building near the Vaughan Metropolitan Centre and Highway 400, this south-facing unit has a living room with sliding doors to a balcony, and a bedroom with a walk-in closet and picture windows.

The agent’s take

“The layout felt larger than some one-bedroom units with a den,” Mr. Cirillo said.

“It has stunning, south‑facing balcony views of the CN Tower and Lake Ontario.”

This unit also has one parking spot, and easy access to shops and restaurants at the building’s base and across the street.

“Most of the units being built now are a lot smaller and don’t have parking,” Mr. Cirillo said.

“It’s in a prime location with excellent transit and amenities nearby.”
