The action

This six-year-old, five-bedroom house was a homebuilder’s own home, suggesting high-calibre construction. That didn’t stop the first bidder from asking for a large reduction in the price, which the seller refused. Nonetheless, the asking price was cut by $200,000 two months later, reigniting interest from the first buyer and, after negotiations, a sale at $488,000 below the initial asking price.

“It was a firm deal with no conditions because the buyer can see it’s a well-built house,” said agent Bill Thom.

“For the age and size of the home, it has some extra features, such as a snow melt system for the driveway. It’s also on the steps leading to the front door and the back patio.”

Despite not getting the price he expected, the owner agreed to the sale as it allowed him to move on to a new project on a larger property and keep his tradespeople employed.

“The market is bad, but they saw an opportunity to buy a good lot and build, and keep their workers happy,” Mr. Thom said.

“Sometimes builders don’t make money, but they still build. That way they can keep their subtrades [working] and they’ll remember these builders who kept them afloat through the hard times.”

What they got

This two-storey house has 4,132 square feet of living space, a double garage and a heated workshop directly underneath a covered back porch on the 51- by 133-foot lot.

The main floor has a higher than 12-foot ceiling and gas fireplaces in two entertaining areas.

Tile flooring is heated in the eat-in kitchen, three of the seven bathrooms and a recreation area in the basement.

“It’s within walking distance to the subway,” Mr. Thom said.
