THE ACTION

Agent Shane Little had two semi-detached houses to sell within one kilometre of each other. He decided to stagger their listings to capitalize on an anticipated dip in the number of houses available for purchase in the area around Coxwell Avenue and Gerrard Street in the depths of winter. After the larger of the two, a four-bedroom property, sold within a few days, this three-bedroom house near Williamson Park Ravine was put on the market. It immediately got more than four dozen visitors.

“For someone looking for two-car parking and a traditional, three-bedroom semi, we were the only show in town for that week,” said Mr. Little.

“This one had 50 showings over a week, a real reflection of the buyer demand, especially among first-time buyers.”

Mr. Little was not surprised that the home received five bids on the offer date, given its attractive price, only slightly over $1-million, a fresh coat of paint and staged furnishings. The best offer was $136,999 over the asking price.

“The strategy [these days] is to present the property incredibly well, set a price with an offer date, and sell on the offer date or earlier,” Mr. Little said.

“We expected multiple [offers] based on the way the property was presented and based on the timing and lack of competition.”
