Owners of a home in Lawrence Park went shopping for a new home last fall and set their budget at $1.6-million. They toured more than two dozen large condominiums in prime neighbourhoods from North York to the waterfront. This 1,825-square-foot unit in a 40-year-old tower across from Allan Gardens caught their eye, but priced at $1.7-million, exceeded their limit. Nonetheless, they arranged five visits.
“Luxury condos of this size are not easy to find,” said the buyers’ agent Belinda Lelli. “They often hover around $1.5-million to in excess of $2-million.
“A lot of the new buildings consider a penthouse 1,000 square feet. For people [coming from] a bigger home, that’s small.”

This two-bedroom unit had been freshly redesigned and modernized. “It was completely renovated, nothing is original,” Ms. Lelli said.
“It was like walking into something brand new.”
Taking a chance, the buyers wrote a firm offer of $1.55-million in January, which was accepted.
