The Action: There was so much demand for inventory in Bedford Park this March that this detached, two-storey house was only toured by four potential buyers as a pre-emptive offer was accepted by sunset on the first day.

What They Got: More than three decades ago, a 1940s bungalow was topped up to create this two-storey house, which was further improved with more than $60,000 spent on new windows, roofing, hardwood floors, heating and cooling systems since 2011.

The main floor is fairly open with a fireside living room, central dining area and rear family room and kitchen with walkouts to a 25-by-20-foot deck and fenced 30-by-130-foot lot with a private driveway up front.

Clear division is made between three upper bedrooms – including a master with vaulted skylit ceilings, a walk-in closet and seven-piece ensuite, which is the largest of four bathrooms – as well as the lower-level guest room and recreation area with a gas fireplace.

The Agent's Take: "It's a pretty desirable neighbourhood – the Cricket Club is quite coveted," agent Sarah O'Neill says.

"It had wide appeal for families wanting to live in the area with access to great shops, restaurants and schools, and the street has strong future redevelopment potential because many of the original homes are being rebuilt."

Staging enhanced this home's inherent qualities.

"It's on a 30-foot lot, so it's bigger with 1,860-square-feet above grade," Ms. O'Neill notes.

"So it was a nice size with a family room on the main floor, which you don't always find, and a two-piece powder room."
