What they got

The character house sits on an extra deep 138-foot lot that is 33-feet wide, on a leafy street in the Hastings Sunrise neighbourhood. Built in 1912, the house has coffered ceilings, fir trim and floors, and stained-glass windows. However, it also needs a lot of work, said listing agent Collis Verdicchio, who has a construction background. He estimated at least $500,000 in updates would be required. There are two suites in the house.

“It’s an exceptional home,” said Mr. Verdicchio. “I think it’s admirable that there are families and buyers looking for this kind of heritage and are willing to put in the work. I think it’s admirable, and it’s gutsy.”

The action

The owner had lived in the house since 1965, and other family members had moved in. The estate sale generated a lot of interest from buyers with families. Mr. Verdicchio received two offers and sold $114,000 above asking.

“My clients are very happy that their parents’ investment in 1965 has paid off. The buyers should be commended for taking on the project and beginning the steps to restoring the home.

“I think this area is a hidden gem.”

The sale completed on Oct. 15.

The agent’s take

“People in the market right now are legitimate buyers,” he said of the families looking for long-term homes.

“The homes on the west side, it’s crickets right now. There is not a lot of movement out there. But there’s movement on the east side, especially in this pocket of Hastings Sunrise, there is quite a bit of movement. It’s very residential. It is still quiet and doesn’t have the transience you are getting in a lot of Vancouver now. It’s a very strong community vibe; everyone knows their neighbour. Halloween is still a big thing.”
