What they got

This two-acre lot on Mayne Island is a one-hour ferry ride from the mainland. There are two cabins on the lot; one 678 square feet and the other 651 square feet. Both have two bedrooms, one bathroom, laundry and decks. The cabins have exposed wood ceilings, wood ovens and were sold fully furnished, even with dishes in the kitchen cupboards. There is a fully stocked workshop and woodshed on the treed lot.

“It’s a pretty rare property on Mayne, a two-acre lot with two houses on it,” said the buyer’s agent Ian Watt.

The action

The property sold to a Victoria couple who intend to live there and work remotely, like many other residents on the island.

Mr. Watt said there was a backup offer, but the seller accepted their offer first. His clients are first-time buyers.

“What else can you get in Victoria or Vancouver for $775,000?” he asked.

The agent’s take

“If it’s priced right, it will sell,” said Mr. Watt. “We have over 50 listings on Mayne, and most are priced over assessed value, and everything is selling just below assessed value right now. That’s just the reality of recreational properties. Nobody needs a recreational property, so they are the last ones to sell, so they really have to be priced right.”

The sale completed July 21.
