About 19 groups viewed the property and listing agent Cheryl Davie received the one offer on the same day. The sellers had lived in the unit for years and were ready for a change, said Ms. Davie. It’s the first home for the buyers.
“The buyers heard of our listing before it had hit the market through friends of theirs who live in the complex,” said Ms. Davie. “They had been waiting for a unit to list in the complex. We moved quickly to facilitate a showing with them, and they loved it from the outset.”
The sale completed April 30.

It’s an unpredictable market, said Ms. Davie, with the most action from buyers who aren’t sensitive to the interest rate, who are either downsizing or who are dual income, moving from a condo to a townhouse or detached house. Homes not reasonably priced for the market aren’t moving.
“Buyers, especially those who are first-time buyers, seem increasingly hesitant to enter the market these days,” she said.
“No one is acting with urgency. In speaking with colleagues, we hear similar experiences as to what [is going on with] our listings. They are well received at the outset, decent open house attendance and some showings, but no offers. Sellers are becoming disheartened and we are seeing prices soften. Surprisingly, this doesn’t seem to be spurring buyers into action.”
