What they got

This 804-square-foot, one-bedroom, one-bathroom turnkey condo unit is on a tree-lined street in Fairview Slopes, a central but quiet neighbourhood near a park, Granville Island, transit and shops.

The quiet unit is older, built in 1984, but it has undergone updates to the kitchen and bathroom. Features included a curved living room picture window, a fireplace, a walk-in pantry, crown moulding, and a private balcony. The building allows two pets, and there’s one underground parking space and storage.

The Action

The buyer’s agent, Dennis Sepulveda, had been helping his first-time buyer client look for a home since May.

“She had a good understanding of what her budget could get her in different neighbourhoods,” he said. “We finally found her a great unit that was an estate sale, but it was just outside her budget. It wasn’t on the market for that long, but given the market conditions, we gave it a shot and negotiated.”

There were no other offers. They ended up getting a reduction in price, but because it was an estate sale, the sale was subject to the completion of probate. Mr. Sepulveda said it was worth the wait to secure the home she wanted.

The sale was completed Feb. 25.

“My client had specific locations in mind and a limited budget to work with,” said Mr. Sepulveda. “Given that we were in a buyer’s market for most of last year, we had the luxury of taking our time and reviewing all available options. The place looked amazing and my client is super happy.”
