The action

The sellers, a young couple, had been living in the unit. Listing agent Cheryl Davie had originally helped her client purchase the unit several years ago, but she and her partner needed more space. The sellers freshened the place up with paint and staging, which paid off, according to the agent.

Ms. Davie said about a dozen groups viewed the property over two open houses. “That’s pretty good in today’s market,” she said. About a week after listing, they got one offer and accepted. The buyers are first-time buyers.

What they got

The Fairview condo building, built in 1985, has been updated with rain-screening, a new roof, new plumbing and a new elevator. The area is popular with hospital workers and anyone who wants to live centrally, near Broadway, Granville Island and Olympic Village, and several transit connections.

The strata unit is 651 square feet, south-facing and bright, with one large bedroom, updated galley kitchen, one bathroom, covered balcony, updated laminate floors and laundry.

The agent’s take

There are only 16 units in the building, and three other listings in the building were active at the same time as Ms. Davie’s listing, which made it more of a challenge.

“But I think we priced it really well, and the fact that they had invested in the prep work before putting it on the market made a dramatic difference,” said Ms. Davie. If they had also renovated the bathroom, they could have listed it about $20,000 higher, she said.

“You have to be super realistic in today’s market about what people are willing to do.”

The sale was completed on Sept. 22.
