What They Got
This one-bedroom condo is in a 1990s-era mid-rise in the heart of Kitsilano. The wood-frame building is steps to beaches, shops and bus stops.
The north-facing unit has 511 square feet of space. It includes a gas fireplace, an enclosed balcony that has been converted to a den, ensuite laundry and a lot of natural light. The kitchen is tiny and needs updates, and the unit does not have parking.

The Action
The sellers had lived in the unit for about 20 years, said listing agent Bronwyn Bertles. It was in pretty much original condition and the lack of parking was a setback, so Ms. Bertles advised the owners to price it accordingly.
“In a normal market, even a little bit busier, this would have had tons of people through and a lot of interest. It probably would have gone into multiple offers,” said Ms. Bertles. “But we are no longer seeing investors.”
The sellers had several offers and accepted one from a family whose son was attending the University of B.C.
The Agent’s Take
Ms. Bertles said the unit was perfect for a student who travels by bicycle or uses transit because of the lack of parking.
She added that the condo market is significantly impacted by the absence of investor buyers.
“[The] biggest key for me here is that you could see there weren’t any investors in the market.”
