The action

Her clients are first-time buyers about to start a family, so they were looking for something to grow into, according to the buyers’ agent Bronwyn Bertles.

Her clients loved the unit and the location, so she made sure they got in to see the unit before any open houses.

“We were able to get in to see it right away, and we put forth a competitive offer fairly quickly to incentivize the sellers to work with us before going to a full weekend of open houses and all the showings,” said Ms. Bertles.

Her clients offered slightly above asking and their offer was accepted. The sale completed July 31.

What they got

The bright, two-bedroom unit is on Main Street, among the trendy shops and restaurants, in a 1993 building that has been well maintained and has air conditioning.

Located on the top floor on the west side and overlooking Main Street, the unit is 993 square feet, with a corner gas fireplace and hardwood floors throughout. It also has an updated kitchen and bathrooms, in-suite laundry and west-facing patio.

The building has a gym and updates include the elevator, plumbing and windows. And there’s a large interior courtyard.

The agent’s take

“We knew this was good value and we knew it would be attractive to a number of people, and so we went in strong to secure it and my clients were motivated,” said Ms. Bertles.

The selling features included skylights, a vaulted ceiling, air conditioning and a gas fireplace.

“It was also on the top floor, which is really nice from a noise perspective. And the building has got a real community feel, that whole area does,” she added.

As well, she said her clients felt that the unit was more spacious and had more storage than the new units on the market.
