The Action
The apartment, which was tenanted, had been on the market since April, 2024 and was relisted many times as it adjusted to market conditions.
“I figured it would go quite quickly now that the price matched the market,” said the buyer’s agent, Michelle Vaughan, whose client had moved from Ontario and was getting familiar with Vancouver’s neighbourhoods.
Ms. Vaughan was worried they might encounter competition after the open house, but her client acted quickly and made an offer that night.
“The location is fabulous,” said Ms. Vaughan. “It’s a busy street, but it is quiet inside the unit. The newness of the building was important to my buyer. He had offered previously on an older suite that he loved, but the inspection turned up a lot of expensive repairs that were necessary.”
The sale was completed on Feb. 4.

The Agent’s Take
Ms. Vaughan predicts another slow year for the condo market.
“Sellers are holding onto values from previous years and, in many cases, not pricing right in the first place. Buyers are hesitant right now,” she said.
