Listing agent Cheryl Davie said the rental unit was vacant when it went on the market. Her seller had lived in the unit up until the last couple of years.
“Obviously, the market isn’t the best it could be, but she’d been there long enough that it wasn’t weighing on her.”
The most successful sellers do a lot of preparation before listing, said Ms. Davie.
Ms. Davie listed on a Monday and had a realtors’ open house on Thursday, which resulted in two offers. The seller accepted one of the conditional offers before the official open houses on the weekend. About 39 groups went through the unit.
The buyer is a professional who works nearby and appreciates the walkability.

“What I’m experiencing is, if it is going to sell, it will sell in the first week or two. Otherwise, it probably won’t go,” said Ms. Davie. “I’m hopeful for a busier spring market.
“It feels like there are a lot of buyers out there. Not an exceedingly gross number, but a lot who want to do something and they are just waiting.”
The sale was completed on Oct. 2.
