The Action

The sellers were a young family looking to upsize, said listing agent Cheryl Davie. She showed the unit to seven groups and received two offers. The buyers are a couple who were relocating back to Metro Vancouver.

“As with our other sales, this one went very quickly. It all comes down to appropriate pricing and this particular listing sold before our first open house. We had a backup offer as well,” said Ms. Davie.

The sale completed Oct. 30.

Ms. Davie worked with the sellers on the purchase of a detached house in the area, and she found that market “very active.” Her clients were competing with others, she said.

What They Got

It’s rare to find a top floor two-bedroom unit at the Glenmore building, according to Ms. Davie.

This bright unit with a cathedral ceiling has had updates to the kitchen and two bathrooms. The covered balcony and extensive windows overlook a treed landscape, giving it a peaceful and private feel.

There’s a gas fireplace, laminate floors, a walk-in closet, laundry room, foyer, kitchen island and two full bathrooms.

The Agent’s Take

Ms. Davie said buyers seem to have gained confidence.

“So far, we’re seeing a lot of buyers who want to come to the table this year. I don’t feel that buyers are being nervous, I think those that are motivated to do something are hearing the message that there is a good opportunity in the market right now and understand that this won’t last forever,” she said.
