The action

The buyer’s agent, Shelley Williams, helped her downsizing client look for two years. After living for decades in a house on a noisy street, the buyer had wanted to live in the same area but in a quieter location. She also wanted a sunny outdoor area.

The previous owners had been there a long time but had updated the kitchen and floors.

“When we went to look at it the first time, the realtor said, ‘I’m going to have another showing in a couple of minutes, and this is their second time looking at it,’ so I told my client that if she really liked it, she should probably pay the asking price. And she said: ‘Let’s go for it.’ We wrote [an offer] right away and sent it off to the realtor, and they accepted.”

The agent’s take

“I know from my experience: If you can buy a one-bedroom renovated unit in Lower Lonsdale with a lovely private patio with just the right exposure, and get in for under $700,000, you have done well,” said Ms. Williams.
