The Action

Last fall was a slow market, so when they didn’t get any response after initially listing in early November, the sellers pulled the unit off the market, then immediately relisted. Ms. Calderwood said a lot of buyers are looking for new listings, so this “refreshing” is a good strategy.

After a couple of open houses, they got an offer from a local resident.

“It wasn’t overly busy, but we got someone coming through every 15 minutes,” she said of the showings. As soon as we refreshed [the price], we sold right away. So sometimes it’s just timing and refreshing it.”

The Agent’s Take

“The market was very challenging at the time. Now it’s picking up, but even now, in this market, you have to sharpen the price. In those first two or three weeks, you can tell how it’s going to go.”

Right now, it depends a lot on product and location when it comes to what will sell for asking, she said.

“It’s very product-specific. The good properties will sell.”

The sale completed on Feb. 4.
