The action
The house sold for $301,000 above the asking price, after a Thursday night realtor’s open and a packed weekend open house. By Tuesday, listing agent Richard Glendinning had received seven offers, several subject-free.
“There were literally 75-plus groups through, all the time I was answering questions and handing out feature sheets,” said Mr. Glendinning, who said two or three of the interested parties did preinspections so they could make an offer free of conditions.
The winning bid came from a family that had been looking for a couple of years.
“The buyers wanted something with character that hadn’t been screwed up. [The seller] did a stellar job on it,” he said.
The home has a cozy breakfast nook.
What they got
This 1913 California bungalow is loaded with character, including fir floors, a fireplace, a large foyer and a window seat in the dining room. The seller had sensitively restored the entire house and brought the kitchen back to its period-correct glory.
The 2,467-square-foot house has two bedrooms, and a den and a suite in the basement. It sits on a 33-foot-wide lot that is 138 feet deep on a quiet street in the Hastings-Sunrise neighbourhood on Vancouver’s east side.
“It’s a show stopper,” said Mr. Glendinning, who helped his client buy the house 29 years ago, adding that he is a long-time admirer of the property.
The living area has fir floors and a fireplace.
The agent’s take
“I don’t think the market is as sleepy as everybody thinks it is,” said Mr. Glendinning, who sold another house across the street, far above asking, also with multiple offers.
“Vancouver typically doesn’t sit still for long. I do think this year we are shifting gears. I think people are sick and tired of what’s going on in the world and are deciding to get on with their lives.”
The sale completed Dec. 12.
