The action

Families who can’t afford detached houses and who find most condo units too small have been driving the townhouse market. East Vancouver has been outperforming the rest of the Vancouver market, said listing agent, Olivia Xue.

The seller received one offer at asking price on the unit, and four groups had expressed interest.

“Buyer confidence has improved significantly compared with the past two years,” said Ms. Xue. “It’s been driven by stable mortgage rates, buyers accepting the current pricing and pent-up demand from households that had postponed moving.”

The buyers are a young family.

“Although demand has improved, buyers continue to have more choices than during the pandemic years,” said Ms. Xue. “This has reduced the frequency of widespread bidding wars and shifted the market toward strategic pricing, rather than aggressive underpricing.”

The sale completed on June 4.
