The action

The seller had raised his family and lived in the home for 53 years. About 21 groups viewed the property and listing agent Cheryl Davie received two offers. A couple plans on living in the house.

“The lot is really what attracted the buyers to the home, and we had two competing offers for the seller to consider due to our correct pricing,” said Ms. Davie.

The sale completed Jan. 21.

What they got

The two-storey, 2,016-square-foot house was built in 1973 on a quiet cul-de-sac near a major street in Richmond’s Ironwood neighbourhood.

The three-bedroom house had been updated with hardwood floors on the main floor, new windows and a hot water tank.

There is a south-facing deck and also a 1,500-square-foot brick patio that overlooks a landscaped garden. The property is within walking distance of shops and amenities.

“Open house attendance is up for us,” says the agent, who adds around 20 groups toured the property on Seahurst.Stilhavn Real Estate Services

The agent’s take

“The market feels like there is a lot more activity than last year at this time,” said Ms. Davie.

“Open house attendance is up for us. However, it very much feels like everyone is just starting their search, or they have a property to sell before they can come to the table with an offer on what they are looking at.”
