The action
Listing agent Bryan Yan listed the property as an estate sale “building lot” last summer and received a condition-free offer of $1.55-million, but the seller turned it down. The seller received a second offer, also from a builder, in October for the same amount.
Mr. Yan advised the seller to accept the offer rather than wait for the new year. He reasoned that the new assessed value would be released by then and would be lower, which would give buyers more leverage. Also, more listings would come onto the market, providing more competition. The home sold below the assessed value of $1,620,000.
The sale was completed on Jan. 30.

This small two-storey house, built in 1948, sits near Boundary Road in the Renfrew Heights neighbourhood, with easy access to Burnaby Hospital and big box retail stores. The flat lot is 41 by 110 feet, making it suitable for future redevelopment.
The house already had most of the heritage features removed and needs considerable renovation to the kitchen and bathrooms. There is 1,356 square feet of living space, with four small bedrooms, two bathrooms, panelled wood walls and an unfinished basement with a cement floor.

The agent’s take
Mr. Yan said the fact that his seller received the same offer twice was all the information he needed.
“The market has already told you: ‘This is what you’re going to get,’” he said.
He gives the example of another small older house in the area, on a bigger lot, that was listed for $2,227,300 and sold in January for $1,635,000.
