What they got

The 4,144-square-foot craftsman, built in 1919, is a heritage property in Mackenzie Heights. Features include hardwood floors, fir trims, coffered ceilings and picture rails, and stained-glass windows.

The exterior has a rare side-gable facing toward the street, with a sleeping porch on the second storey. On the main level, there is a veranda the full width of the house, flanked by granite columns. The top two floors have mountain and city views.

There are five bedrooms and a formal dining room, which is becoming more popular as open-concept floor plans fall out of favour. But the kitchen and bathrooms need major updates. The house sits on a southern exposed 50- by 130-foot lot.

The action

The sellers had lived in the family home for many years. When they originally listed near the end of last year, the market had slowed down. They relisted at a lower price and after 42 showings, agent Lorne Goldman received eight offers.

Although the sellers would have preferred a buyer who intended to maintain the home, the buyer is a builder who intends to redevelop it, said Mr. Goldman.

“That’s the reality of today’s market,” he said. “The value of the land supersedes everything.”

The agent’s take

The elegant home had been listed at a “transitional time,” according to Mr. Goldman. Out of 17 houses for sale in the neighbourhood, only one sold during the listing period, he said.

“In a market where houses were super slow to sell, we got one sold.”

The sale completed in the first week of July.
