Agents Irene Kaushansky and Philip Brown purchased this 685-square-foot unit directly from the builder of a two-tower condominium development, called London on the Esplanade.

Though they waited five years for construction to be completed, it took just days to fetch two solid offers from first-time buyers eager to live downtown.

"The location was stellar," says Mr. Kaushansky, noting the proximity of St. Lawrence Market, theatres and restaurants, as well as Union Station and the Financial District.

As for the perks specific to this one-bedroom suite on the 15th floor, it has an open concept den and a combined living and dining space with sliding balcony doors.

"It seems to be a very attractive layout in the building," says Ms. Kaushansky. "The way it's laid out, it actually feels a little bit bigger, especially with the nine-foot ceilings."

The interior is also flooded with sunlight through floor-to-ceiling windows facing northeast. "We purposely decided to have a city view as opposed to a lake view," says Ms. Kaushansky. "It overlooked the park and the Flatiron Building."

Hardwood floors appear in most areas, carpeting covers the bedroom, and ceramic floors and backsplashes were installed in the kitchen, along with granite-topped counters with an extended breakfast bar. "The standard finishes were quite nice," adds Ms. Kaushansky.

Other vital features include a four-piece bathroom and stacked laundry machines, plus parking.

There is a monthly fee of $337, including heating.

Amenities are still under construction, but there are plans for a second floor gym and outdoor pool, as well as a party room with a pub, games room and guest suites.
