An announcement from LXP Industrial Trust ( (LXP) ) is now available.

On June 1, 2026, LXP Industrial Trust reported strong recent leasing momentum, executing 2.7 million square feet of new and renewal leases in the second quarter to date, bringing year-to-date leasing volume to 4.6 million square feet and achieving an average 22% cash base rent increase on second-generation leases. New and extended leases across markets including Glendale, Houston, Savannah and San Antonio highlight solid tenant demand and longer lease terms, which support cash flow visibility and reinforce LXP’s footprint in core logistics hubs.

The REIT also disclosed it acquired a 37-acre infill industrial redevelopment site in Phoenix in May for $103 million, currently a fully leased office campus generating $16.1 million in annual triple net rent with 2% annual escalations, and plans to redevelop the site into 400,000 to 450,000 square feet of industrial facilities after lease expiry in 2031. Citing this transaction and recent leasing activity, LXP raised its 2026 Adjusted Company FFO guidance to a range of $3.30 to $3.40 per diluted share, up from $3.22 to $3.37, while maintaining same-store NOI growth expectations and outlining $200 million of non-target market dispositions, signaling confidence in earnings growth and continued portfolio repositioning.

The most recent analyst rating on (LXP) stock is a Hold
with a $53.00 price target.

Spark’s Take on LXP Stock

According to Spark, TipRanks’ AI Analyst, LXP is a Neutral.

The score is anchored by stable cash generation and manageable leverage, but is held back by weak revenue momentum and negative gross profit in recent periods. Technicals are supportive (uptrend above key moving averages), and the earnings call adds confidence via maintained guidance and strong leasing/rent mark-to-market, while valuation is mixed due to an attractive yield but a negative P/E.
