THE ACTION
Last summer, Michael St. Jean became the second agent tasked with selling this updated bungalow on a corner lot, nearly two acres in size. He had new, more flattering photos taken and posted online, and set an asking price of $1,499,999. There was a steady flow of guests, but only one lacklustre offer. After several more price reductions, an early visitor cut a deal at $1.15-million in December.
“The time on market has increased pretty significantly over the past three years,” said Mr. St. Jean.

WHAT THEY GOT
This 38-year-old bungalow in a rural community north of Hamilton and 80 kilometres west of downtown Toronto has 2,044 square feet of living space. There are three bedrooms and an office. Sliding doors lead to an updated deck and swimming pool.
There are four bathrooms and a kitchen, recently remodelled and opened to two dining areas.

The living room has vaulted ceilings and a wood-burning fireplace.
There’s a recreation room in the basement and two guest bedrooms.
Two cars can park in the attached garage, and up to ten cars can park on the driveway.
THE AGENT’S TAKE
“A big plus here is that a lot of renovations were done, like the kitchen and main floor area,” Mr. St. Jean said.
“In the Hamilton market, this would be an enormous lot, but in this exact location, it’s par for the course for the neighbourhood.”
