The action

This three-bedroom house was designed by local architect Bruce Berglund on a nearly two-acre lot about 10 kilometres east of the African Lion Safari theme park. Sensing buyers might feel the roughly 40-year-old home needed updating, agent Michael St. Jean listed it for $899,900 after Canada Day. Within 72 hours, three parties made purchase offers, with one adding $20,100 to the list price. Even so, the sale price fell short of the $1-million price paid in 2022, at the height of the resale market.

“The architecture and bones of the home, and the lot, were pretty cool for under $1-million and still being near urban areas,” said Mr. St. Jean.

“It was a good package. People saw a lot of value in, so much, so they were willing to pay a little more for it.”

Mr. St. Jean said rural properties rarely generate multiple offers, but this one has a remarkable setting on a hill, surrounded by trees.

“A lot of farmland around here doesn’t have that nice of a view, kind of looking at dirt or flat land,” said Mr. St. Jean.

“The view from the house; the rolling land, the trees, was nice.”

What they got

This two-storey house has 1,901 square feet of living space, including a living area with a three-sided fireplace, vaulted ceilings and sliding doors to a screened-in porch.

The main level has two bedrooms and one bathroom. The kitchen overlooks a dining area with ceilings open to the primary bedroom upstairs. It has a walk-in closet and a five-piece bathroom with skylights.

The basement has a recreation area and an exit to a driveway with seven-car parking.

The property operates on well and septic systems.
